Text Box: Your home is the one of your largest investments, costs and symbol of success, but that dream can become a nightmare if inspecting and maintenance is not part of your usual routine. 
Many problems may develop over time from a hidden leaks,  stealthy insects and gradual decay. “I make more write ups for lack of basic maintenance than anything else,” says Rick Yerger, the co-host of Finders Fixers, who inspects homes in Dana Point, Calif. “Stuff like failed caulking, water intruding from outside, rusted sink traps, peeling paint, leaking roofs.”  
For example: an upstairs bathroom leak causes damage and deterioration of the cabinets, flooring and drywall leading to ceiling stains downstairs.  The good news is if  it is caught in time a few minor repairs can solve the problem while avoiding major and costly repairs.  Be sure to look carefully under sinks and at the ceilings through out your home on a regular scheduled basis to take care of any minor problems, but it is all repairable.  
A pen and maintenance check list and 3-4 hours to repair or replace caulking, shingles and a drill can save you time, money and frustrations down the road.
 A few other items to keep an eye on are:
Kitchen and Bathroom:  Check for leaks under and around the sink.  Plumbing leaks can damage cabinetry and floors. If grout and caulking gets worn away water will start getting into the walls behind the bathroom, causing potentially expensive damage.
Attic:  Check for signs of water leakage from the roof.  Also look for signs of rodents that nest in attics and can chew electrical wiring, which can lead to fires.
Foundation: Look for gaps around doors . Uneven gaps around doors and windows can indicate shifting of the foundation.  Small hairline cracks in are nothing to be alarmed about but keep track of how wide they are—if they get bigger, you may want to consider calling in a professional.
Roofs:  Don’t wait for the occasional Las Vegas rain to let you know there is a leak in the roof , consider hosing down the rooftops . Inspect all areas inside of the roof by climbing into the attic to look for leaking around chimneys, plumbing stacks, vents and skylights. Also scan the underside of the sheathing.  Check ceilings for water stains and you may use a temperature gauge looking for any areas with lower then average temperatures inside.
Unstable Toilet Throne A toilet that wobbles can break the ring made of wax at the base of the toilet and on the floor, this may lead to major water damage to the flooring, cabinets, drywall, etc.
Condensation Tubes Gutters and Downspouts : Check for clogging, deterioration and make sure the run off routing is away from all areas of the home such as the roof top, trim, siding, foundation, etc.
Stucco and Cement Walls: Repair any holes bigger than a thumb print.
